South Lake Tahoe Real Estate is seeing a lot of action.  Buyers are finding some great buys in Tahoe homes for sale and closed sales are at a very strong pace.

In the last 365 days there were 686 homes sold in South Lake Tahoe.  You can now view these records every day on my website and find all information of home sales in Tahoe over the last year. Last month there were

In the Tahoe Keys there were 60 homes that sold last year for an average selling price of $635,541.  There were 60 closed sales over the last 12 months compared to 73 a year ago and 39 over the same period in 2009.  Currently there are 33 Tahoe Keys homes for sale, 2 of which are short sales and 1 is a foreclosure.

When looking at Lake Tahoe real estate figures for the Montgomery Estates neighborhood you’ll find there were 41 closed sales over the last year. This neighborhood has seen very consistent sales over the last 3 years, ranging from 36 to 38 homes sold.  In Montgomery Estates there are currently 16 homes for sale listed from $249,000 to $850,000.  Two of those Tahoe homes for sale are short sales and 1 is a foreclosure.

In January of 2012 there were 43 closed home sales.  Of these Tahoe homes sold, 9 were short sales, 21 were foreclosures and 13 were traditional sales.  In the same month of 2011, 48 homes sold where 11 were short sales, 10 were foreclosures and 27 were traditional.  January of 2010 had 41 closed sales, 10 of which were short sales, 10 foreclosures and the remaining 19 were traditional home sales.

I believe that the South Lake Tahoe real estate market is going to remain very strong because we’re seeing fewer homes for sale and motivated sellers of the homes that are for sale.  We saw a drop of 37.7% in foreclosed homes on the market in January from 53 to 33 in the South Lake Tahoe MLS area from the same period in 2011. There was a drop of 49.4% in the amount of short sales homes on the market from 83 to 42.  Even traditional homes for sale experienced a drop in quantity in January, dropping 15.7% from 369 to 311.  Brand new listings continue to drop.
